Real estate development and investment is a capital intensive business with inherent risk, requiring a diverse set of skills. Drake has been successful in creating joint venture relationships with lending institutions, land owners, developers and retail clients. Drake believes that a successful joint venture comes from discussing and documenting the project parameters and objectives up front and maintaining open lines of communication at all times. In 2006, Drake invested in a bar/restaurant concept called the Little Pub Company ("LPC"), which operates 15 neighborhood stores in the greater Denver area. In addition to ownership interest in LPC and a seat on the executive board, Drake is the outsourced real estate department for LPC, handling all lease administration, property financing and property management. In addition to asset management, Drake handles the site selection, deal negotiation and construction management for LPC.
